Federal Highway

From Kuala Lumpur (Route 2):

Take the Federal Highway Exit at Jalan Gasing/ Jalan University . Turn left at Jalan 5/47 (before the Jalan Templer roundabout). Proceed right onto Jalan 5/46, until Jalan 1/132 before connecting to Jalan Pantai Dalam .

From Bangsar: Take Jalan Bangsar south until becomes the NPE. Proceed as per Kuala Lumpur (Route 1) thereafter.

From PJ: Proceed to Jalan Gasing. Follow instructions for Kuala Lumpur (Route 2) thereafter. 

Development Concept

Master planned Community:  The Sanctuary Ridge project is based on contemporary tropical vernacular theme to blend with the existing environment surrounding the site. With its elevated natural terrain, careful consideration has been given to ensure that best attributes of Sanctuary Ridge’s unique environment are engaged. These include innovative retaining walls, augmentation with water features, landscaped set backs and covered utilities.

Housing designs have been scrupulously commissioned to offer a variety of designs to harmonize the streetscape and capitalize on the elevated environment: owners can be assured that their neighbour will have equally thoughtful designs.

All houses will come with Air-conditioners, Solar Water Heater and Rain Water Harvest Tank of 2,000 gallons as part of the effort to conserve energy and water usage.  

Gated & Guarded:  24 hour security with neighbourhood mobile patrol

Security: Residents at Sanctuary Ridge is ensure peace of mind as Perimeter Fencing is provided. There will be 24 hour security with mobile patrol in interval and CCTV monitoring at key locations. Internal security system shall be provided in each homes through internal security systems linked to the Security Centre, including an emergency response channel to handle the unlikely event of an intruder bypassing the other measures.  

Maintenance: The developer will bear the maintenance of the estate until 31st December 2013 .

Green Lung ( Forest Reserve) 

Sanctuary Ridge is not part of the green lung nor a gazetted forest reserve.

City Hall have recently make announcement that 52% of the Bukit Kerinci land which belong to FT KL will be developed, based on published comments by DBKL. 48% or 130 acres shall be gazetted into forest reserve.

Therefore the total forest reserve fringing Sanctuary Ridge is 225 acres to the northern and western boundary of the land.

Hill slopes Conditions: 

The land is elevated and has great views of PJ & KL skyline. Lowest level is 26m on the eastern boundary to highest at 141m on the western boundary. 

Individual lots are engineered to accommodate the designs being created by our panels of architects. Currently our architects are in the process of creating the housing units. Proposed design is on display.

Existing contour and proposed level plan are available for purchaser toview and have more details on the lot desired by them.

Site elevation plan are also available for purchaser to review their desired bungalow lot terrain.

Almost 90% of the bungalow lots are sited on the North South direction.

Bungalow Houses (Phase 1A & 1B):

Built-up sizes are from 8,000 sq.ft – 9,000 sq.ft

Two architects are currently in the process of designing houses for the lots.

Some amount of customization can be accommodated within the designs to suit purchaser desires, subject to the developer’s sole discretion.                                                 

Maintenance

Fee                  Free maintenance until 31st Dec 2013 . Expected Maintenance Fee to upkeep the estate after 2013 will be RM1, 000 or more.

                                

Phases            The overall project will be launched in 3 to 4 phases with each phase having 15 to 30 units per launch. It is envisage that the project will be completed over a 4 years period.
